Permitting

Tenant Improvement Packages

Complete permit documentation for commercial tenant improvements and interior build outs.

Overview

Our tenant improvement packages are prepared for commercial spaces that need accurate, permit-ready construction drawings before build-out work begins. Whether the project involves an office renovation, retail tenant improvement, restaurant conversion, or full commercial interior build-out, we develop coordinated TI permit drawings that align with local building department requirements and the specific needs of the tenant space. We produce the full package from existing as-built drawings or create the documentation from field measurements when no reliable plans are available.

Why It Matters

Commercial tenant improvements are one of the most common project types delayed during plan review. Missing accessibility details, incomplete HVAC systems coordination, and unverified base building information often lead to corrections that slow down permit approvals. A properly coordinated tenant improvement package addresses those issues before submission so the project can move forward without avoidable delays.

Package Includes

  • Existing Conditions Plan

Measured or verified existing floor plan showing current layout, walls, openings, and ceiling conditions.

  • Proposed Floor Plan

Complete proposed layout with all new partitions, doors, fixtures, and finish areas dimensioned and noted.

  • Reflected Ceiling Plan

Ceiling layout showing light fixtures, diffusers, sprinkler heads, exit signs, and any ceiling height changes.

  • Accessibility Path of Travel Analysis

Code-required analysis of the accessible path of travel to and within the tenant space, with required upgrades noted.

  • Egress Plan

Egress layout confirming travel distances, exit widths, and occupant load compliance.

  • Finish and Material Schedule

Interior finish schedule including flooring, wall finish, and ceiling materials with flame spread classifications where required.

Common Questions

Frequently asked.

Still have questions? Contact us and we will answer them directly before you submit an inquiry.

What building uses do you handle?
Retail, office, medical office, restaurant, salon, light industrial, and mixed-use. If your use type is not listed, contact us to confirm we can support it.
Do I need as-built drawings first?
Not always. If no reliable as-built documentation is available, we can perform field measurement as part of the TI engagement before producing the permit set.
How do accessibility requirements apply to TI projects?
Most TI projects trigger path of travel accessibility requirements for the portion of the building affected by the work. We include this analysis in every TI package as a standard deliverable.
Can you coordinate with the building's MEP engineers?
Yes. If the TI requires mechanical, electrical, or plumbing engineering, we coordinate the architectural set with the MEP drawings before submission.
