Overview

As-built documentation services focus on capturing the real, on-site conditions of a building exactly as it exists today. Before any renovation, addition, or permit application can move forward, the building department and project team need to understand what already exists. We measure the structure, verify against any available original drawings, and produce a complete set of existing-conditions plans that form the foundation for all subsequent design and permit work.

Most renovation and remodeling issues begin with one problem: inaccurate or incomplete existing conditions information. Dimensions that do not match reality create conflicts at every phase, from design through permit to construction. A verified as-built baseline eliminates that category of risk before the project begins and gives every member of the project team a single accurate reference to work from.

Ceiling Height Documentation
Verified ceiling heights throughout, including soffits, dropped ceilings, and structural depth.
Structural Element Notation
Location and notation of visible structural elements: columns, beams, shear walls, and bearing conditions.
Utility Stub Locations
Recorded locations of existing plumbing, electrical, and mechanical stubs visible during field measurement.
Permit Record Cross-Check
Comparison of field measurements against original permit records where available, with discrepancies noted.
