What a Conversion Requires

Thermal Envelope Upgrade

Garage walls and the roof/ceiling assembly must meet residential energy code requirements. We document the proposed insulation assembly (type, R-value, and installation method) and confirm compliance with the applicable energy code.

Egress Requirements

Habitable rooms require emergency egress openings of minimum dimensions. We design the egress window or door configuration into the conversion and confirm compliance with net clear opening dimensions and height-above-floor requirements.

Mechanical and HVAC

Garages are not conditioned space. The conversion must show a code-compliant HVAC design extending the home's existing system or installing independent equipment. We document the HVAC configuration on the plans.

Electrical and Lighting

Residential electrical requirements differ from garage requirements: outlet spacing, GFCI locations, lighting, and service capacity. We coordinate the electrical layout with the plans.

Ceiling Height Verification

Habitable space requires minimum ceiling height. Many garages meet this requirement; some do not. We verify and document the finished ceiling height against code minimums early to prevent surprises at inspection.

Garage slab thickness, foundation perimeter, and any altered framing must be documented. For conversions that close the garage door opening, the new infill wall is drawn and detailed.

Is a garage conversion cheaper to permit than building a new ADU?

Typically yes. The structure already exists, so the drawing scope is smaller and the review focus is narrower. The tradeoff is that you are working within fixed structural and dimensional constraints.

Can a detached garage be converted to a full ADU?

Yes, in most jurisdictions. California SB 9 and subsequent ADU legislation have significantly expanded conversion rights. Setback requirements for detached conversions are typically more permissive than for new ADU construction. We verify your specific jurisdiction at intake.

What if the garage ceiling is too low?

Minimum habitable ceiling height is typically 7 feet. If the existing ceiling is below this, options include raising the roof, accepting the limitation (if allowed under specific conversion provisions), or using the space as a non-habitable accessory room. We document the existing height early and advise on options.

Do I need to replace the garage slab?

Usually no. Most garage slabs can serve as the finished floor for a converted space. We verify the slab elevation against the adjacent grade to confirm there are no drainage concerns, which is the most common slab-related plan check item.

Can you handle the ADU compliance requirements specifically?

Yes. ADU conversions require specific documentation: setback confirmation, owner-occupancy declarations in some jurisdictions, utility separation requirements, and rental restriction recordation in some cases. Our packages include all required ADU documentation.
