Our design options study services help clients evaluate different layout directions before committing to a final design path. We develop two or three conceptual layout alternatives and deliver them as a written comparison: floor plan diagrams, rough square footage, regulatory fit analysis, and a clear summary of the tradeoffs between each option. Process

How it works.

Each engagement follows a structured sequence: brief intake, site and code research, layout development, and a written comparison delivered as a single PDF.

Project Brief and Site Input

We review the project goals, parcel dimensions, zoning constraints, and any existing conditions that affect the design possibilities.

Option Development

We develop two or three distinct layout approaches, each representing a different organizational strategy for the program within the regulatory constraints of the site.

Regulatory Fit Analysis

For each option, we evaluate conformance with setbacks, lot coverage, height limits, and any other development standards that affect the layout's viability.

Comparative Analysis
